인구사회학적 특성 집단에 대한 부동산 투자의사 비교 연구

Real estate is the main asset that accounts for the largest proportion of the asset market in our country and has a greater weight compared to other countries. Accordingly, the real estate investment tendency and proportion are higher compared to advanced countries, and an analysis of the class that mainly makes such real estate investments is necessary. This study attempted an exploratory approach to cluster the most basic predictive factor, demographic socio-economic characteristics, into similar types with real estate investment intention as the main dependent variable, and analyzed what kind of investment intention each type has, what the investment purpose is, and how independent variables affect the investment intention. The results of the cross-analysis showed that the youth and high-income middle-aged male groups of single-person households in the metropolitan area had a high investment intention, while the elderly group of low-income women had a high rate of no investment intention. In addition, in the case of high-income middle-aged males, income did not affect the investment intention, indicating that high-income middle-aged males have a profit-oriented investment purpose, and financial assets and debt had a large positive effect. The purpose of the study was to prove that the investment method of the high-income class uses financial assets and debt as resources.
