중국 부동산 산업 투자위험 분석

초록
중국의 부동산 산업에 대한 투자위험과 거품 존재 여부에 있어서 크게 두 가지 관점이 있다. 첫 번째 관점은 최근 중국의 부동산 산업에 거품이 발생하고 있으며, 이에 따른 투자위험이 비교적 크다는 것이다. 두 번째 관점은 아직 거품이 발생하지 않았으며, 단지 국부적인 과열현상이 있을 뿐 투자위험은 통제가능하다는 것이다. 본 논문은 중국의 부동산 산업에 투자위험과 부동산 거품이 존재하는지를 분석한다. 이를 위해 본 논문은 주택가격소득비율, 주택미분양율, 주택가격상승율/GDP성장률 세 가지 지표를 이용하며, 또한 종합적인 분석을 위해 부동산 거품 종합지수를 이용한다. 그리고 마지막으로는 주택판매가격과 주민가처분소득을 이용한 계량모형을 이용하여 부동산 산업에 거품이 존재하는지 여부를 분석한다. 분석결과는 다음과 같다. 첫째 주택가격소득비율(예상치)는 실제치보다 그 비율이 높을 가능성이 크다. 따라서 본 논문은 주택가격소득비율(수정예상치)을 다시 추계하였다. 결과는 부동산 거품이 존재하지 않는 것으로 나타났다. 둘째 주택미분양율과 동태 누적 미분양율을 이용한 분석에서도 중국의 부동산 산업에 거품이 존재하지 않고 정상적인 발전을 하고 있는 것으로 나타났다. 셋째 주택가격상승률/GDP 성장률을 이용한 분석에서도 역시 1994년부터 2004년 기간 동안에 중국의 부동산 시장에 거품이 존재하지 않는다고 볼 수 있다. 넷째 부동산거품종합지수의 분석결과를 보면, 1991년부터 1993년 기간은 종합지수가 1보다 크지만, 1994년부터 2004년 동안 지수는 1보다 작게 나타나고 있다. 다섯째 회귀분석결과 즉 각 지역 주택 판매가격 차이의 대부분은 각 지역 주민 평균 가처분소득의 차이로 발생하는 것으로, 전국의 경우 부동산 거품현상은 아직 발생하지 않았다고 해석할 수 있다. 종합하면, 현재 중국 부동산 산업에는 거품이 발생하지 않고 있으며, 향후 몇 년 동안, 주택가격은 지속적으로 상승하겠지만, 상승폭은 점차 줄어 들것이고, 중국 부동산 산업은 번영기를 맞을 것이다.
Abstract
The real estate industry is exceedingly characteristic in China economic development. The development of real estate industry is in connection with the development of other correlative industry and the increase of national economy as a whole. So it is theoretically important and realistically significant to construct systematically risk analysis method for Chinese real estate industry and to use this method to recognize bubbles that exist in real estate industry of China. We mainly use empirical approach while taking theoretical research as guidance, and emphasis put on quantitative method guided by qualitative analysis. We analyze the investment risk of real estate industry by synthetically applying the index of real estate bubbles, approach of indices composition algorithm, and regression analysis. The conclusion from this paper is as follows. As far as the whole country is concerned, there is no bubble in the real estate industry of China and investment risk is still under control at present. But, there are a lot of problems that should be settled down.
