초록
본 연구는 위험조정모형을 활용하여 우리나라 부동산투자회사의 성과 특성을 분석하는 것을 목적으로 한다. 분석결과를 보면, 첫째로, 부동산투자회사는 초과수익률 관점에서 대부분이 정(+)의 종합수익률을 보이고 있어, 무위험수익률 이상의 성과를 꾸준히 실현하고 있는 것으로 나타났다. 둘째로, 투자상품으로서 부동산투자회사는 저위험-저수익의 특성을 보이고 있으며, 자본시장에서 채권과 주식의 중간적 특성을 가지고 있음을 볼 수 있다. 셋째로, 위험조정모형을 통해 분석한 결과, 부동산투자회사의 요구수익률은 체계적 위험과 비체계적 위험에 모두 정(+)의 영향을 받아, 체계적 위험과 비체계적 위험이 상승하면 요구수익률도 상승하는 것으로 나타났다. 위험조정모형을 통해 도출된 개별 부동산투자회사의 초과 요구수익률을 초과 실제수익률과 비교하면, 분석대상 부동산투자회사와 분석시기별로 구별되는 초과성과의 일정한 특성은 나타나지는 않으나, 개별 부동산투자회사가 투자한 자산 포트폴리오 구성, 자산관리회사의 자산관리 능력, 분석기간 등이 이러한 초과성과에 영향을 미친 것으로 추론할 수 있다.
Abstract
This study aims at analyzing the characteristics of Real Estate Investment Corporations (REICs)? performance using risk adjustment model. The main results are as follows. Firstly, most REICs gain positive(+) excess overall return, and these results tell that most REICs realize solid performance steadily. Secondly, REICs show low risk-low return characteristics as investment goods. Thus we can see that REICs position the middle status between bonds and stocks in terms of risk-return spectrums. Thirdly, analyzing through the risk adjustment model, REICs? risk adjusted demanded returns are affected positive(+) effect by both systemic risks and unsystemic risks. These tell that REICs? demanded returns need to be raised if systemic risks and unsystemic risks are rising. Comparing individual REICs? risk adjusted demanded returns with their realized returns, there are not revealed consistent trends about outperforming REICs. However, we can infer that main factors influencing outperforming of individual REICs, are portfolios of individual REICs, competences of asset management companies and analyzing timings.
