Comparative Study on the Speedy Rising of Real Estate Price and Corresponding Policies in Korea, China, Japan

초록

However the Real Estate Price of Korea had been downed during IMF, housing price has been rising speedy around metropolitan area after 2000. So central government had announced many corresponding policies on stabilization of housing and land price. This rising of Real Estate Price is happening worldwide these day, European, Ameria, Asia etc. Therefore, we reviewed actual state of speedy rising of real estate price in Korea.This paper aims to compare with each government Real Estate policy in Korea, Japan, China where very powerfully confronted that situation. So This paper is showed characteristics on rising period, corresponding policy of each government. Especially three nations have carried out finance(rising in the rate of interest), tax system( strength on possessing and transfering tax), land and housing(increasing of central city land and public or general housing) each ways. Among them interest is very important factor but Japan's rising was delayed so property price was declined suddenly and shocked economy. But China has a positive effect on price with rising interest rate. The land and housing part which are increasing supply of small-middle sized housing is effective on Korea, Japan, China.
