부동산 실거래가액 등기제도의 효과에 대한 실증분석과 제도적 개선방안

The study was analyzed the change of actual acquisition price of real estate by introduction of registration system of real estate market price using real acquisition statement data of real estate property for analysis the availability of this system. It was analyzed empirically using reported acquisition price ratios (= reported acquisition price/ standard market price) and actual acquisition price of real estate before and after the introduction of the registration system of real estate market price using total 24,477 of data stated to each Gu-Chung office from February to December 2006 in D megalopolis. And then we check problems of registration system and improvements to search for the alternatives that can be genuine real estate registration. The results of this study that the price of real estate property acquisition statement was decreased with differently expect after operate the registration system is full of suggestions. In particular, making state on register book under conditions that the registration system of real market price was introduced, it is an impact as strong psychological charge in trade business of real estate property.
