부실화된 부동산 PF 사업장의 효율적인 관리방안 - 공동주택 PF 부실사업장 관리사례를 중심으로-

Efficient Management Scheme for Insolvent Development Site in Real Estate Project Financing

초록

A lot of Korean domestic small and medium sized construction companies went out of business in the economy recession caused by financial crisis from U.S. on the second half of 2008. It has been leading that payment guarantee of constructor reached the limit to conservation method for bonds of FI. However the study on management for improper development sites to preserve FI’s bonds has not been entirely satisfactory. Therefore, the purpose of this study is to prepare efficient management which could be introduced FI to collect debts from insufficient PF sites because of worsen cash flow by constructor. Also, it regards as meaningful to contribute to tighten up the stability of PF business. This study includes not only case analysis of improper PF sites in real condition but the FGI of the expert group. this study suggests FI managements for improper sites owing to worsen cash flow of constructor through the management cases on real sites and carrying out expert group of the FGI. What is important for this study is taking a realistic approach. However, it can be difficult to generalize about management from deduction on cases due to variable causes to lead improper sites. Moreover, it has a limit as to depend on opinion from small group of participants even though each participants of FGI is managing improper sites in current.
