목포권 주민의 부동산 의식 조사 분석 Ⅱ -정책을 중심으로-

The primary objective of this study is to provide fundamental data that has been used for the establishment of real estate policies and its enforcement as well as to assist the local and central governments while this study includes analysis of real estate consciousness survey of residents in Mokpo region. The summary of this study covers a number of details related to the real estate policy and the results are as follows: First, in terms of the perspectives of realestate, residents in Mokpo region consider the real estate problems seriously and the most remarkable problem is the real estate speculation. In order to relieve this problem, participants think of the stronger regulations and rationalization of taxation. Second, most of the residents at large would not support real estate policies and about 35 percent of participants only support the information from the officially assessed individual land price and housing appraisal price. In general, participants put weight on the environmental conservation rather than developments in the public projects. Third, being majority of the participants approved of the governmental intervention in the real estate activities. Although a major opinion about public expropriation is favorable, although most of them insist that compensation should be higher than the market price. Finally, about 40 percent of participants approve the current level of imposing legal controls. In response to the real estate taxation a majority of participants feel that the real estate tax rate is high. The results show that opinion regarding restitution of development gain is relatively distributed with 30 percent each that the enforcement should be implemented with current level or higher.
