한국 부동산산업 부문의 부가가치 구조 및 부문 내 부가가치유발효과 추이 분석

This paper examines the structural changes of value-added, value-added inducement effects, and intra-sectoral backward & forward linkage effects in the Korean Real Estate Sectors by the constant-priced input-output tables. Major findings are as follows. First, value-added composition of real estate sectors to the total output in the whole sectors has been on an increasing trends. Second, forward linkage effects by value-added inducement coefficients of the real estate sectors by Ritz-Spaulding (RS) multipliers have been greater than backward linkage effects. The backward linkage effects by value-added inducement coefficients of the real estate services by RS multipliers have been greater than forward linkage effects. Third, the intra-sectoral relations within the real estate sectors have largely been deepening and inter-dependency of other sectors with the real estate sector has been declining. Fourth, value-added inducement effects by RS multipliers of the real estate sectors have been rising due to the increase of consumption demand inducement effects. Lastly, forward linkage effects of real estate sectors on the base of compositional factors by final demand have been in order of export, investment, and consumption demand, etc. Backward linkage effects have been in order of investment, export, and consumption demand, etc.
