상업용부동산 투자의 결정요인

A Study on the Investment Factors of Commercial Real Estate

The neighborhood commercial center, the small-sized lucrative real estate, is directly related to profit creation, lease profit, employment and the like because it is accompanied by activities such as use, purchase, and management. For this reason, it has a great effect on the revitalization of the trade area or hinterland of the region or regional economy. But the current neighborhood commercial center development project at home is in a state of recession due to government's sustained reinforced regulatory policy on the real estate market and the weakened domestic business condition. But one of the greatest factors of the recession of the neighborhood commercial center is that the domestic real estate market is paradigmatically reorganized from the supplier-led market in which suppliers determined prices and quantities in the past to the consumer-led market. That is, the developer supplying the neighborhood commercial center needs to develop the characteristics of end consumers' investment preference by reflecting them in the process of development. Under this understanding, this study was intended to elicit the factor of preference at the time of invest in the neighborhood commercial center from a consumer's viewpoint, analyze the difference in preference characteristic according to demographic characteristics and present the scheme for revitalization of the neighborhood commercial center.
