A Study on the Structural Analysis into the Four Major Rivers Restoration Project's Impact Factors on Real Estate Markets

초록

This thesis is a study on the local residents' cognition about the Four Major Rivers Restoration Project's effect upon the real estate markets, using the structural equation model, for the soundness and stabilization of the real estate markets and price. The exogenous latent variables are the understanding the project, the upholding the project, the convenience of local economy and development, the environmental deterioration due to the project, the cognition of real estate investment, and the cognition of the negative effects caused from real estate speculations. On the other hand, the endogenous latent variables are a rising tendency of the real estate business condition and the intention of real estate transactions. As a result of the analysis, we found the following: 1) the need of trust in the effect of local economy and development occurred from the project, for the activating of the real estate markets, 2) the establishment of the good thinking of the real estate investment and the increase of the cautiousness of negative effects of real estate speculations, for the stabilization of the market and the soundness of the investment, 3) the improvement of the understanding of the project through the enhancement of the intention of real estate transactions.

Abstract
