A Case Study on the Unification of Real Estate Registration : Japan

초록

1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to examine the case of unification of real estate registration in Japan in 1960s and its implication to the Korean unification policy. (2) RESEARCH METHOD This study was focused on survey of literatures regarding legal and practical problems publicated in Japanese journals. (3) RESEARCH FINDINGS In the results of this survey, the most important problems concerned whether the unification of real estate registration books is effective to reduce the transaction costs and information costs of civilians and public sector. 2. RESULTS This study suggests that information improvements and benefits in transaction can be expected through the elimination of discordances between registration books, investing lots of time and expenses. But the approach of unification should consider the distance factor for convenience sake of the citizen, because egal register offices which were adapted for the unificatipon in Japan are usually far more rarely distributed than autonomous district offices.
