상가보증금의 비중에 미치는 요인에 관한 연구

본 연구의 목적은 전국적으로 보증부 월세 상가임대계약에서 상가보증금 비중에 영향을 주는 요인을 파악하는 데 있다. 본 연구의 이론적 배경은 특성가격함수이다. 우리는다중회귀분석을 사용하여 실증자료를 분석한 결과에서 상가월세, 보증금, 상가권리금이상가보증금 비중과 결정에서 중요한 독립변수임을 보였다. 세부적으로 분석결과를 요약해 보면, 다음과 같다. 보행자 통행량과 상권 및 입지의 속성에 관한 변수를 조합해서 상가보증금 비중을 설명하는 모형을 구축하고자 한다. 그리고 전국적으로는 상가권리금, 주말/여성/12시/10대 및 주말/남성/12시/20대보행자 통행량 변수가 상가보증금 비율과 상관관계가 있는 유의한 변수로 분석되었다. 수도권(서울시 및 경기도) 상가시장의 경우에는, 상가보증금 비중과 상관성이 높은 변수에는 상가보증금, 월세, 평일/여성/12시/20대통행량이나 지방 상가시장 모형의 경우에는, 상가 보증금, 월세, 주말/여성/12시 10대 통행량, 주말/여성/12시 20대 통행량, 주말/남성/오후4시 30대 통행량, 주말/여성/오후4시30대 통행량, 주말/남성/오후7/30대 통행량과 상관성이 높은 것으로 나타났다. 따라서,상가소유자, 관리자 그리고 임차인은 상권의 경제력, 상점의 방문객의 수, 상점의 매출액그리고 상가전면 도로를 통과하는 보행자 통행량을 종합적으로 고려하여 상가보증금 비율을 결정하는 것이 타당하겠다.
Abstract
The purpose of this study is to find the factors affecting the securities of business districts by using multiple regression analysis. This study is theoretically based on hedonic price function. The data for this analysis was collected from 96 local retail markets in korea. The results of the study are as follows. First, the most important factors affecting the weight and the determination of business-district securities are monthly rent, deposit, and premium. Second, the analysis on the weight of the securities with basis of pedestrian numbers, commercial power and locational characteristics shows that the premium is statistically significant. Third, the analysis on the weight of the securities with basis of sex, time zone, age and day of the week shows that pedestrian numbers of weekend/female/noon/teens and of weekend/male/noon/person in the thirties are significant.
