산업용지 분양가격에 따른 기업 이전수요 추정에 관한 연구

Although supply of planned location such as industrial complex, inno-city, and corporate city increases, transfer of corporation has not been done appropriately. This makes most of local government concentrate on efforts in policy for corporate transfer through reduction of sales price of industrial land. However, to proceed with efficient transfer of corporation, first it would be necessary to analyze demand for corporate transfer according to sales price of industrial land. By analyzing how intention for transfer by corporation changes according to sales price of industrial land, level of reduction for sales price considering demand for corporate transfer can be set and based on this, strategy for reduction of sales price can be established. Accordingly, this study, using Double-Bounded Dichotomous Choice Question, set analysis model of demand for corporate transfer each sales price of industrial land. With example of Jeju inno-city, as a result of analysis with corporations lured to invest on Industry, Academy and Research Institute cluster land such as travel agency, and printing and publication company, it appeared that to make demand for transfer of some 10%, present land cost (1,480 thousand Won per 3.3㎡) should be reduced by 28.3%(1,060 thousand Won), 46.6%(790 thousand Won) respectively.
