부동산 PF사업 사업단계별 리스크 요인 영향관계 분석

In the real estate development project, if the risk can be managed, the type of Project Financing will be good choice as a means that fulfill demand and revitalize supply of urban development stably this study deducted risk factors that are appeared in the stage of projects and analyzed important risk elements considering relationship of them for stable propel of real estate project financing. the research method is ANP(Analytic Network Process) that can analyze to reflect influence relation(correlationship) between risk factors. As a result of this study, four risk factors(project stability, plan of profit, plan of project, market environment) are deducted as a important element in the stage of project assessment, four risk factors(increase of working expense, financing, licensing, project delay) are drawn as a major one in the before stage of project enforcement, three risk factors(cash flows, duration extension, construction halted) are worked out as a significant requisite in the stage of development and completion from among these, Five risk factors(increase of working expense, cash flows, project stability, financing, licensing) are represented as a big risk elements affecting stability of Project Financing.
