부동산중개사고 영향요인 분석을 통한 공제제도의 개선방안

A Study on Improvement of Mutual-Aid System by Analyzing Real Estate Accident Effecting Factor

1. CONTENTS (1) RESEARCH OBJECTIVES The real estate indicates land or buildings etc that are traded as tangible assets in the real estate distribution market, and it is recognized greatly as a indicator of assets to individuals and a criteria for national wealth. Also, real estate has characteristics as public goods that have a large ripple effect socially and economically. The right and obligation of real estate becomes transferred mutually through a contract between transacting parties as the distribution flow in the market, so real estate agents exist for enabling reasonable contractions to be made for market participants who have insufficient legal knowledge or little transacting experiences. However, recently problems are being quick increases of brokering accidents by prolonged recession etc, and it is in the situation of requiring improvements accordingly. This study intends to present an improving solution same as follows based on such researching results. (2) RESEARCH METHOD For looking into these matters, this study processed a questionnaire objecting to mutual aid subscribers, that is, brokers who set service guarantee through the mutual aid among real estate agents having registered and opened their offices in Seoul. For getting the effecting factor on real estate accident, we did logistic regression analysis on the basis of result of the research. (3) RESEARCH FINDINGS Taking precautions is important so as to make soundness of the mutual aid system because real estate mutual aid is no more than a post-device on brokering accidents. Therefore, government shall endeavor for arranging improvement plans that can satisfy consumers and mutual aid subscribers in respect of fitting to soundness and stability of real estate mutual aid system afterwards in addition to Korea Association of Real Estate as a mutual aid operator. 2. RESULTS As the result of executing logistic regression analysis to analyze effecting factors to real estate brokage accidents, categories of brokage offices, operating period, and brokerage numbers affected influences to the presence of accidents, and ages were came out to influence accident numbers under significance levels of minimum 10%
