A study on the B2B Leasehold Contract Decision Making of Tenants for Medium to Large Scale Office Building - Focused on B2B Industrial Goods and Organizational Purchasing Decision Making -

The research has been conducted that most of tenants in the medium to large scale office building is a form of company or organization, and so that purpose of leasehold contract decision mking for B2B office building service qualities providing by landlord is not to use as for the final consumption goods, but to use as for the production activities or business based on the theory of B2B industrial goods and organizational purchasing decision making. The purpose of this study is to make an empirical analysis that know the distinctions or effects of the leasehold contract environmental factors such as size of company and position of leasehold contract representatives for tenants of a form of company or organization in relation to the recognition of decision-making characteristics and riskiness when they are making a B2B leasehold contract through research model and hypotheses. This study explained that recognition of decision-making characteristics and riskiness for B2B leasehold contract of medium to large scale office building can be divided into the 3 latent constructs such as uncertainty, riskiness and complexity/importance, and the 11 items were used to measure the uncertainty, riskiness and complexity/importance as results of all final CFA(Confirmatory Factor Analysis). Also, the study analysis showed that the size of company(small, medium and large-sized company) and the position of leasehold contract representatives(staff, administrator and executive) affects the recognition of decision-making characteristics and riskiness of B2B leasehold contract respectively, and large-sized company showed significantly the recognition differences rather than the small, medium-sized company, and executive showed significantly the recognition differences rahter than the staff and administrator.
