A Study on the Improvement Measure of Allotment Sales Systems of the Real Estate Development Project

1. CONTENTS (1) RESEARCH OBJECTIVES- 15 -The aim of this study aimed to figure out problems and improvement measures of existing allotment sales of the real estate development project that promoted for general allotment sales and also to suggest an effective allotment sales system operation for protecting the economical weak and allotment purchaser and for qualitative and quantitative improvement of real estate development projects. (2) RESEARCH METHOD The study analyzed problems in the existing literatures and legislations in order to find out problems of actual allotment sales process and to suggest an improvement measure. (3) RESEARCH FINDINGS 「Housing Act」 is required to dualize supply regulation by private housing and public housing. 「Act on building allotment sales」 needs to expand the law applicable size area to protect the purchaser by securing market principles compared with 「Housing Act」 and by securing transparency and transaction stability of building allotment sales process. Knowledge industry center and tourism accommodations must observe the allotment sales process defined in 「Act on building allotment sales」 and observe protection regulations for the purchaser. 2. RESULTS The real estate development project faces a new important turning point either to be a declining industry or to find a new breakthrough. Therefore, the allotment sales system must be prepared to protect the economical weak and allotment purchaser and to develop real estate development projects according to the market principles.
