외국의 부동산투자회사제도 분석을 통한 시사점

The Implications deduction throughout Analysis of A Foreign REITs Systems

초록

The Main purpose of this thesis is the implications deduction throughout analysis of a foreign REITs Systems. The Korean National Assembly passed the bill of Real Estate Investments & Trusts on April 7th, 2001. The purpose of this Act is to contribute to the development of the national economy by providing investment opportunity as to the real estate and protecting investors. To provide a desirable direction of REITs policy in our nation, this paper make a comparative analysis an institution of REITs in USA, Australia, Japan and Korea. The result of this study suggest various proposals as follows ; First, this study intends to enlargement of public offering proportion and diversification of investment as to real estate. For this things, REITs should be listed on the stock market. Second, this study intends to draw a conclusions which can contribute to the activation of our nation's REITs by comparing with strong point of A Foreign REITs Systems. Third, REITs must be strictly disallowed to engage in development projects. In other words, It must have passive management strategy. Fourth, REITs law must permit corporate tax benefits on self managed REITs. as long as it performs its expected role, a favorable tax treatment must be applied to all REITs. Lastly, it is urgently needed UP-REITs introduction for vitalization REITs system.
