An Empirical Analysis on Determinants of Officially Announced Land Price by Sales Comparison Approach

According to the current land appraisal system, officially announced land price plays a base of the real estate appraisal. Study on determinants of officially announced land price is insufficient despite the importance on the real estate appraisal. This study is to identify determinants of officially announced land price, to analyze the influence of each determinant on the evaluation of officially announced land price, and to draw implications including limitations in the process of evaluation. The subjects of the study were 499,384 lots in the nation appraised by sales comparison approach. This study consists of theoretical consideration, analysis of descriptive statistics by each determinant, and regression analysis on hedonic price model. Regression analysis was performed by 2 analysis models on various levels. According to the results of the regression analysis, sales comparables, site forces, other forces have a great influence on the evaluation of officially announced land price. The results present that the application of sales comparablese, other forces should be careful and the comparison of site forces should be conducted by the objective standards. We expect that findings from this study contribute to the more credible and fair system of officially announced land price and real estate appraisal.
