초록
보도자료(통계청, 2012b)에 의하면 우리나라의 인구는 2030년에 정점을 이루고, 이후 감소하거나 증가세가 현저히 둔화되는 것으로 나타났다. 그러나 이러한 인구의 감소 예상에도 불구하고, 1인 가구는 2010년 415만 3천 가구에서 2012년에는 453만 9천 가구로 증가하였고, 2035년에는 762만 8천 가구가 될 것으로 추계되었다. 특히, 여기에 2인 가구까지 포함하게 되면 2010년 835만 5천 가구에서 2012년 906만 6천 가구로 증가하였고, 2035년에는 1,520만 7천 가구가 될 것으로 예상되고 있다(통계청, 2012a). 이렇게 인구는 감소할 것으로 예상되지만, 1~2인 가구는 증가할 것으로 예상되는 이유는 노령화, 핵가족화, 이혼율 및 독신의 증가, 출산율 저하 등 사회 구성원의 생활패턴 변화에 기인한 것으로 판단된다. 이러한 생활패턴의 변화는 1~2인 가구를 중심으로 하는 소형주택 수요의 지속적인 증가와 이에 대한 적절한 공급이 이루어져야 할 필요가 있다는 것을 의미한다.
Abstract
The purpose of this research is to study on appropriateness between monthly rent and a deposit of Urban-Life Housing in the city of Busan. Residents factor those two in the most when it comes to their housing. Hence, it has a great necessity to conduct research on relationship between these two factors: appropriateness of monthly rent and a deposit that one subjectively estimates, and money that one actually pays for them. This research, therefore, takes both objective and subjective aspects into account. In order to analyze what affects objective and subjective optimality, ordered logit model is employed. As a result of analysis, the influential factor on paying a security deposit is residents’ ages, space of housing, and the levels of satisfaction of housing characteristics and locational property; the influential factor on paying monthly rent is the average monthly income and the level of satisfaction of location characteristics. And, the influential factor on subjective appropriateness of a deposit is the level of education, the average monthly income, space of housing, and the level of satisfaction of external characteristics of housing; the influential factor on subjective appropriateness of monthly rent is the average monthly income, space of housing, and the levels of satisfaction of location characteristics and external characteristics of housing.
