The Chinese Communist Party regime has concerned a rising number of incidentsof social unrest, which is a type of mass social movement, and its engendered socialinstability. The primary cases of such a mass resistance is the severely infringed massinterests by a vested interest of political elites in the party-state system and emergingeconomic elites, who form a patron-client relation in an incomplete process ofmarketization. One of the most serious harm has been done via illegal and predatoryland/real estate development, which has caused numerous incidents of social unrestsand accordingly deteriorated social stability significantly. This paper aims at analyzingthese two variables-real estate development and social stability-'s causal relation andits related structures and dynamics. It uses (1) a theory of central-local governmentrelations for the political economy of real estate development in China; (2) a theoryof patron-client relation for those political economic consequences' impact on astate-society relation between local governments and real estate developers; and (3) atheory of rightful resistance for the engendered incidents of social unrests byvictimized peasants and other commoners by the patron-client collusion. In addition, apreliminary analysis on some potential consequences of the 'new urbanization' policyin a view of the aforementioned relation between real estate development and socialinstability.
