In this study, we proposed various measures to prevent transaction accidents of real estate based on the actual condition survey. Institutional improvements for preventing transaction accidents of real estate are as follows. First, escrow system should be activated. Escrow plays a role of protecting both sides of the seller and the buyer and carrying out fairly all the work arising in connection with real estate transactions such as financiers, lawyers, real estate agents related to real estate transactions and the interests of the stake holders etc. Second, title examination and registration system should be improved. Safety real estate transactions are the most fundamental and important in real estate transaction activities. Third, the licensed real estate agent system should be improved. Generally lowered professionalism of real estate brokerage services in Korea results from the mass production of low-skilled experts by massive production of realtors. Fourth, exclusive organizations dealing with real estate transaction accidents should be established. Real estate transaction accidents are becoming increasingly intelligent. Real estate transaction accidents can be prevented when systems are improved as above.
