Role and Improvement of REITs(Real Estate Investment Trusts) in the Housing Rental Market

Enterprise rental housing was introduced as the primary means of investment vehicle for REITs in 2014. All rental housing REITs have been unlisted since that. This research discussed the relationship between the rental housing REITs system operated by unlisted REITs, and housing rental markets. In this study, we propose the following rental REITs improvement. First, in order to facilitate listing of rental housing REITs, improvements in regulations of listing are required. Secondly, it is necessary not only for construction companies, but also for financial institutions or residential property management companies as sponsors, to participate in investing rental housing REITs. Thirdly, it is necessary to switch from high-deposit rental system to monthly rental system during finite-operating period of rental housing REITs, in order to continue rental housing REITs after housing rental lease obligations. Fourthly, it is necessary for more active support measures to land-lease rental housing, because many public institutions plan to invest rental housing REITs as a form of that.
