주택시장의 변화가 주택담보대출에 미치는 영향에 관한 연구

A Study on the Relationships between the Changes of Housing Market Variables and Mortgage Market

The purpose of the study is to derive the decision factors of the housing mortgage in the aspect that the change of the characteristic of housing market are connected with a mortgage market. The VECM(Vector Error Correction Model) is adopted since the used data has a time-serial one. The results are as follows; first, it is identified that the housing sale price are the main factors determining a housing mortgage loan. Among them, the price of Geon-se, and the ratio of housing sale price and Geon-se price influence the most to housing mortgage loan due to increase in the demand of purchasing houses. However, the housing sale price that is regarded as a typical factor of mortgage loan was not identified as an influential factor. The results imply that massive production of rental housing such as "Happy House", which is preferred by the consumers of rental housing, is needed in the respect of public sector, and also it is required that the level of rental costs is adjusted to the interest level of the capital market in the private housing rental market.
