부동산 투자전략의 지역적 차별성에 관한 연구

본 연구는 부산·경남 가구를 사례로 부동산 투자전략의 특성을 분석하고, 이를 수도권, 대구·경북 가구 사례와 종합하여 부동산 투자전략의 지역적 차별성을 밝히는 것을 목적으로 한다. 연구결과를 요약하면 다음과 같다. 첫째로, 부산·경남 가구의 부동산 투자전략의 특성을 보면, 총 자산배분전략에서는 부동산 투자확대 전략을, 부동산 투자전략에서는 저위험-저수익 전략, 지방 투자 확대전략, 비주거용 부동산투자 확대전략, 수익형 부동산투자 확대전략, 지역별 및 유형별 집중전략을 선호하는 것으로 나타났다. 둘째로, 이항로짓모형을 통해 부동산 투자전략의 지역별 차별성을 분석한 결과, 총자산 배분전략과 4개의 부동산 투자전략, 즉 위험-수익전략, 지역별 투자전략, 지역별 다변화 전략, 유형별 다변화 전략에서 지역적 차별성이 나타나, 부동산 투자전략에서의 보편적인 지역적 차별성을 확인할 수 있었다. 마지막으로, 본 연구결과를 토대로 가계와 기업의 자산관리 전략과 부동산 정책 수립에 있어서 시사점을 도출하였다.
Abstract
This paper aims to analyze the characteristics of real estate investment strategies in the case of Busan-Gyeongnam households, and to elucidate the regional differences of real estate investment strategies through the comparative analysis with the cases of Busan-Gyeongnam, Seoul metropolitan area and Daegu·Gyeongbuk households. The main results of this study are as follows. Firstly, considering the characteristics of real estate investment strategies of Busan·Gyeongnam household, respondents prefer the expansion of real estate strategy as a total asset allocation strategy, and prefer the low risk-low return strategy, expansion of local area strategy, expansion of profitable real estate strategy, and concentration strategy of regions and real estate types as a real estate investment strategy. Secondly, considering the results of binomial logistic regression analysis, regional difference of real estate investment strategies are identified.
