부동산정책 발표에 대한 주식시장 반응에 관한 연구

본 연구는 2001년 이후의 부동산규제강화정책과 부동산규제완환정책에 대한 유가증권시장과 코스닥시장의 실효성을 분석하기 위해 사건연구 및 BFL 검정을 하였으며, 주요 결과는 다음과 같다. 첫째, 부동산규제강화정책은 유가증권시장에서는 KOSPI와 대형주에 영향을 준 반면, 코스닥시장에서는 영향을 주지 못한 것으로 보인다. 둘째, 부동산규제완화정책은 유가증권시장과 코스닥시장 모두에서 영향을 준 것으로 보인다. 셋째, 부동산규제강화정책에 대해서 유가증권과 코스닥의 대형주시장이 시장보다 하락하여 추가적인 영향이 있는 것으로 나타났고, 부동산규제완화정책의 경우 유가증권과 코스닥의 대형주시장과 중형주시장이 시장에서 시장전체와 대비하여 추가적인 영향이 있는 것으로 나타났다. 넷째, BFL 검정결과 비교구간별로 부동산정책 발표일 전후의 변동성이 유의한 차이를 보이지 않는 것으로 나타났다. 전체적으로 볼 때, 부동산규제강화정책은 유가증권시장에서 그리고 규제완화정책은 유가증권시장과 코스닥시장에 영향이 있는 것으로 생각되며, 주식시장의 변동성에는 달리 영향을 주지 않은 것으로 보인다.
Abstract
I explore how stock returns and volatility have been impacted by real estate market stimulating and controlling policies during the 2001-2014 period, using return analysis, event study, and BFL tests. Especially, I examine effectiveness of real estate market stimulating policies for a depressed market and controlling policies for an overheated market with respect to different industries stock markets as well as the whole stock market. The main results are as follow. First, real estate market controlling policies seems effective against KOSPI and KOSPI large-sized stocks but they don’t seems effective against KOSDAQ. Real estate market stimulating policies don’t seems effective against both KOSPI and KOSDAQ. Second, I test whether real estate market policies have any further impact with respect to firm sizes and industries in addition to the impact on the entire market. Only large-sized stocks show additional response to controlling policies, while both large-sized stocks and mid-sized stocks are further impacted by stimulating policies. Third, the results of BFL tests show that volatility does not change around the announcement dates of stimulating and controlling plans. It appears that real estate market policies have no impact on volatility. Only stock returns respond to the policies.
