Of the microscopic environmental elements of real estate, location was considered to be the most important at 4.60 points on a scale of 1 to 5 with 3 being neutral. Loan terms and tax deductions received 4.54 points and 4.47 points on a scale of 1 to 5 with 3 being neutral respectively. Microscopic elements overall were perceived to be very important by investors and rated a total of 4.36 points on a scale of 1 to 5 with 3 being neutral. Environmental regulations and zoning laws were deemed to be the most important element limiting real estate investment at 4.38 points on a scale of 1 to 5 with 3 being neutral, followed by financial crises at 4.32 points on a scale of 1 to 5 with 3 being neutral. The degree of real estate liquidity was rated the lowest at 4.13 points on a scale of 1 to 5 with 3 being neutral. Elements that limited investments were rated to be very important at a total of 4.27 points on a scale of 1 to 5 with 3 being neutral.
