초록
40대 이상의 중장년층을 대상으로 설문조사를 실시하여 수익용부동산의 투자결정요인을 살펴보고, 투자와 경제적 은퇴준비와의 영향관계에 대하여 분석하였다. 유효표본 370개의 설문지를 분석하여 구조모형으로 살펴본 결과, 수익용부동산투자와 관련한 환경요인은 제도환경과 경제환경 모두 부동산 투자결정에 정(+)의 방향으로 유의하게 영향을 미치고 있었다. 또한 부동산의 투자 특성요인으로 수익성, 제품성, 입지성과 관련하여서는 수익성과 입지성이 정(+)의 방향으로 유의하게 영향을 미치고 있었다. 영향력의 크기는 경제환경의 영향력이 가장 크게 나타났는데, 이는 경기하락이나 상승과 같은 경기변수가 체감도가 제일 높은 이유에서 그러한 결과가 나온 것으로 해석되어진다. 다음으로 수익용 부동산에 대한 투자는 경제적 은퇴준비에 유의한 영향을 미치는 것으로 나타났다. 이는 경제상황과 노후 모두 불확실성이 크기에 안정적 현금이 유입되는 구조를 지향하는 수익용부동산에 대한 투자가 현실과 불확실한 미래의 간극을 일부 메워주는 역할을 하고 있다고 판단할 수 있겠다
Abstract
This study attempted to investigate the relationship between income property investment determinants and preparation for economic retirement of those aged their 40s or older. As a result, the following findings could be summarized. First, such investment related environmental factors as institutional environment and economic environment had a significant effect on real estate investment decisions. It indicates that their intention to investment is influenced by the investment related environmental factors as the institutional or economic environment becomes more important. Second, income property investment of factor analysis results, associated profitability, product and location, the characteristics of profitability and product for profit is having a positive significant effect. Real estate investment characteristics for the correlation effects of the product is a negative significant and no heed to the analysis results. Finally, it was found that income property investment decisions had a significant effect on economic preparation for retirement. This suggests that investment in income property oriented towards the stable structure of cash inflow plays a role in filling the gap between the reality and the uncertain future on account of the great uncertainty for both the economic situation and for people's old age.
