물류부동산 임대료 결정요인에 관한 연구

최근 온라인 소비시장의 급격한 성장과 3PL(Third Party Logistics)의 시장 점유 확대 등에 힘입어 물류 부동산에 대한 수요가 꾸준히 증가하고 있고, 투자자들의 관심도확대되고 있다. 그러나 아직까지 물류부동산에 대한 연구는 활발히 이루어지고 있지 않으며, 특히 수익형 부동산의 투자대상으로서 물류부동산의 시장특성이나 수익률에 영향을 미치는 임대료 결정요인에 대한 실증연구는 미흡한 실정이다. 이에 본 연구는 전체물류시설의 40% 이상이 집중되어 있는 수도권의 물류부동산을 대상으로 임대료 결정요인을 분석하였다. 이를 위해 본 연구에서는 물류부동산 임대료에 영향을 미치는 입지적특성, 물리적 특성, 경제적 특성 변수들을 설정한 후 헤도닉 가격모형을 사용하여 다중회귀분석을 실시하였다. 분석 결과 입지적 특성 변수들 중 교통접근성을 나타내는 고속도로인터체인지에 가까울수록, 진입로가 넓을수록 임대료가 상승하는 것으로 분석되었다. 또한 경부, 중부, 영동고속도로를 따라 물류부동산의 지리적 영역이 확장되고 있어 배후도시와의 거리 변수는 유의미하지 않은 것으로 나타났다. 물리적 특성변수에서는 연면적, 경과연수는 임대료에 음(-)의 영향을, 용적률, 냉동냉장시설여부는 양(+)의 영향을 미치는 것으로 분석되었다. 경제적 특성 변수에서는 대기업테넌트 입점 여부가 물류부동산의 임대료에 유의미한 영향을 주는 것으로 나타났다.
Abstract
As the online consumer market expands, not only the growth of the logistics industry but also thedemand for logistics properties in the real estate market is increasing rapidly. However, studies on logisticsreal estate have not been actively conducted yet. Especially, there are insufficient studies on the rentdeterminants of logistics properties which affects the return rate on logistics properties. Therefore, thisstudy was to offer the basis of the information on the rent determinants of the logistics properties. Thisstudy used hedonic Price model (linear model) and the data used for analysis was the rent data ofindividual warehouse in Seoul Metropolitan Area. For the multi-regression analysis, the dependent variablewas the converted rent, and the independent variables were the locational characteristics, the physicalcharacteristics, and the economic characteristics. As a result, this study showed that accessibility tohighway IC(-) and wide of the ramp(+) could have a more significant effect on the rent of warehouse. Inthe physical characteristics, the factor of negative (-) effect on the rent was the floor area ratio, and thepositive (+) effect on the freezing and refrigerating facilities were analyzed. In the economiccharacteristics, it was found that contracts of large tenants have a significant effect on the rent oflogistics properties.
