크라우드펀딩의 부동산 산업 활용현황과 과제

Crowd funding, which means funding from the public, is attracting attention as a new funding tool along with the development of Pin Tech, a major field of the fourth industrial revolution. When a borrower who needs funds does not have enough funds to finance the system, crowdfunding, which provides funds through open funding portal platform in the form of open recruitment, provides high profitability for investors, convenience of investment, the use of big data, etc. are expanding the area as a weapon. In Korea, the transaction amount of P2P financing, which is a loan-type crowdfunding, has already exceeded 1 trillion won and is expected to show a rapid growth rate. The financial authorities also reflected the contents related to equity - type crowdfunding during the crowdfunding in the Capital Market and Financial Investment Business Act, and also included in the frame of the institutional banking system through the enactment and enforcement of the first guideline on loan - type crowd funding, and going to inact a law through the legislation of the National Assembly. Hence, this study focused on P2P financing, which is the largest scale of crowdfunding, and identify how P2P financing is utilized in the real estate industry and how it plays a role in the real estate development business through actual cases, reviewed the problems in the current situation and the problems that are obstructing or requiring improvement in real estate industryt and real estate development business.
