GTX 연신내 노선확정이 은평구 부동산시장에 미친 영향 분석

An Impact Analysis of the GTX Yeonsinnae Station on Real Estate Markets in Eunpyeong-gu

The study analyzed the impact of large-scale transportation infrastructure development projects on the basis of the scope of the project in which the change in the real estate market is expected to be surveyed as a result of the establishment of the GTX routes. As a result of the current analysis, it was confirmed that the jiyeok market was a bigger market for the jeonse market than the market.It was found that the direct effect of the GTX route was directly attributable to the local real estate price, as the direct effect of the direct effect of yeonsinnae Station (galhyeon, daejo, and bulgwang) was higher than the other areas. As a result of the siljeung analysis, the distance from the GTX to the variation in the transaction price of the apartment in the vicinity of the yeonsinnae Station and the average change in publicly assessed land prices has not changed significantly. The residential environment variables, including distance from subway stations, and distance from the park, have a tendency to influence all property prices, and the price of real estate transactions and jeonse price changes have changed independently of the price of real estate. The price of the dwelling was found to have an independent influence on the characteristics of the residential comfort zone, the educational characteristics of the educational institution, and the variable price fluctuation rate of the educational institution.
