Prefabricated housing has that attracted attention as a next-generation technology due to its various advantages. More specifically, it presents itself as a suitable alternative to old housing in the city center. However, the prefabricated housing industry, which is still at an early stage, experiences the challenge of high construction cost. This necessitates the active use of financial techniques to reduce business costs. This study presents ‘leased urban rental housing’ as a business model applicable to prefabricated construction, and conducts a feasibility and realistic simulation of the model. To develop a real estate financing strategy suitable for prefabricated housing, the possibility of leasing method was reviewed and subsequently a business model that utilized it was suggested. Finally, the business model was used to verify the efficiency of the commercialization simulation.
