부동산 경매절차상 매각가율에 미치는 영향요인: 매수인이 인수하는 특수권리를 중심으로

본 연구는 매수인이 인수하는 특수권리를 중심으로 부동산 경매절차상 매각가율에 미치는 영향요인에 대해서 분석하고자 하는 것이 연구목적이다. 본 연구는 패널데이터모형을 사용하여 실증분석을 수행하였는데, 패널분석모형은 POLS 모형, 고정효과모형, 임의효과모형을 사용하여 비교분석을 하였다. 2011년 1월부터 2015년 12월까지 기간 동안 우리나라의 전 지역을 대상으로 하여 연구범위를 설정하였다. 본 연구의 결과 부동산 경매절차상 매수인의 특수권리가 매각가율에 유의한 정(+)의 영향을 미쳤다. 패널데이터모형 중에서 POLS 모형이 유의한 연구모형으로 검증된 반면에, 고정효과모형과 임의효과모형은 유의하지 않은 모형으로 검증되었다. POLS 모형을 분석한 결과, 매수인의 특수권리 중에서 유치권 매각가율, 대항력 있는 임차인의 매각가율, 선순위 전세권의 매각가율이 전체 매각가율에 유의한 정(+)의 영향을 미쳤다. 이는 부동산 경매 매각가율이 증가할 경우에 매수인의 특수권리 또한 함께 증가하는 반면에, 모든 경매 매각가율이 감소할 경우에 이에 비례하여 매수인의 특수권리도 감소하는 결과를 보여 주고 있다. 따라서 부동산 경매 매각가율이 매수인의 특수권리를 예측하는 인디케이터로 사용될 수 있다는 것을 의미한다. 본 연구를 통해서 매수인의 특수권리와 부동산 경매 매각가율의 변화가 동일한 방향으로 이동되는 것을 확인하였다.
Abstract
The purpose of this study examine the effect of factor analysis on the price ratio of real estate auction process as real estate buyer take the special rights of real estate auction. This study uses panel data model. Panel data model was used to test the POLS model, fixed effect model, and randomized effect model The temporal ranges are from January 2011 to December 2015, and the spatial ranges are metropolitan in Korea. The special rights of real estate buyer have a significantly positive effect on the real estate all auction price ratio. According to POLS model, lien execution bid rate, tenants opposing power bid rate, and priority charter right bid rate have a significantly positive effect on the all auction price ratio, while fixed effect model and randomized effect model not have a significantly on the all auction price ratio. If the all auction price ratio is increasing, special rights of real estate buyer will increase, while the housing auction price ratio is decreasing, special rights of real estate buyer will decrease Therefore all auction price ratio can be used as an indicator of the special rights of real estate buyer. It was confirmed that the direction of the movement of the real estate auction price ratio and the special rights of real estate buyer.
