This research was conducted using three methods of financial feasibility analysis based on the estimated profit or loss between the three types of projects that utilize water resources using watertight water resources, such as waterfront view, and the (private) investment cost. As a result, the financial feasibility analysis was derived assuming 170 of the 17,000 waterfront projects, 850 of 5%, , and 1,700 of the 10% water reservoir development projects. The results are as follows: The payback period (PP) for each of the three scenarios is about 1.5 years and the Internal Rate of Return (IRR) is 105% which is a very good return. The net present value (NPV) for each investment is 120 billion won for Scenario 1, which shows good business profitability considering 150 billion won for investment. Scenario 2 is worth 600 billion won, with a significant portion of the capital appreciation showing good business profitability considering the investment of 750 billion won. For Scenario 3, it is 1.2 trillion won, with a significant portion of the capital investment showing good business profitability considering 1.5 trillion won. In terms of job creation, it is expected to generate 17,000 jobs for Scenario 1, 85,000 for Scenario 2, and 170,000 for Scenario 3.
