초록
본 연구는 서울시를 사례지역으로 주요 온라인 신문기사에서추출한 아파트 매매와 관련된 감성지수가 아파트 매매가격과 시계열적으로 유의미한 영향 관계를 나타내는지 분석하고 시사점을 제시하는 것을 목적으로 한다. 온라인 신문기사의 텍스트 마이닝(Text Mining)을 위해 웹 크롤링(Web Crawling) 기술을 개발하고 적용하여 아파트 매매와 관련된 신문기사를 수집한다. 수집된 기사는 토픽분석을 통해 연관된 주제로 분류하고 아파트 매매와 관련된 단어로 감성분석을 실시한다. 감성분석을 통해 산출된 월별 감성지수가 아파트 매매가격에 유의미한 선행관계와 인과관계를 형성하는지 교차상관분석과 인과관계 분석을 통해 검증한다. 서울시의 하위 주택시장을 고려하여 도심권, 서북권, 동북권, 서남권, 동남권의 5대 권역으로 구분하고, 아파트의 규모별로 5개 규모로 세분하여 분석하였다. 본 연구의 차별성은 분석대상 아파트시장을 서울시의 권역과아파트의 규모에 따라 구분하고, 분석대상 빅데이터인 온라인 뉴스를 토픽모델링 분석을 통해 신문에 포함된 단어들을 체계적으로 분류하여 감성사전 및 감성지수를 만드는데 활용하였다는 것이다.
Abstract
The coming of the digital age has dramatically increased the information exchanges among the individuals. Before the digital age, the flow of information was confined to the smaller area around the individual. However, the introduction of smartphones and social media such as facebook and twitter have transformed this flow of information. News articles are one of the important sources from which the information flow originates and the real estate market which is one of the asset markets responds strongly to the news. The purpose of this study to analyze the relationship between sentiment index and real estate price by crawling news article and using topic analysis, cross correlation and Granger causality test. The result of this study showed that the news had significant leading as well as Granger causality relationships with the apartment sales price in small and small and medium apartment houses. This result could be used as evidence to infer the diminishing interest in large houses after the price fall in 2008 Financial Crisis and population aging.
