금리변화가 국내주택시장에 미치는 영향에 관한 연구

초록
본 연구는 이자율과 물가상승률변화가 우리나라 주택매매시장과 전세시장에 어떠한 영향을 미치는 가에 대해 실증 분석하는 데 있다. 전체표본기간은 1991년 3월부터 2018년 7월까지 월별자료로 이자율은 1991년 3월부터 2010년 1월까지는 CD금리를 사용하고 2010년 2월부터 2018년 7월까지는 코픽스(KOFIX)금리를 이용하였다. 분석결과의 타당성을 높이기 위해 전체표본을 2개의 하위표본(이자율상승기와 이자율하락기)으로 나누었다. 주요 분석결과는 다음과 같다. 전체기간에서는 이자율변화가 전국주택전세가격 변화율과 강남주택전세가격 변화율에 영향을 미치는 것으로 나타났다. 소비자물가지수변화율은 전국주택매매가격 변화율, 전국주택전세가격 변화율, 강남주택매매가격 변화율, 강남주택전세가격 변화율에 대해 영향을 미쳤다. 이자율상승기간에서는 이자율변화가 전국주택전세가격 변화율과 강남주택전세가격 변화율에 통계적 유의수준에서 영향을 미치는 것으로 나타났다. 소비자물가지수변화율도 전국주택매매가격 변화율과 전국주택전세가격 변화율에 영향을 미쳤으며 강남주택전세가격 변화율에 대해 5% 통계적 유의수준에서 영향을 미쳤다. 이자율하락기간에서는 이자율변화가 전국주택매매가격 변화율, 전국주택전세가격 변화율, 및 강남주택전세가격 변화율에 대해 10%, 5%, 1%통계적 유의수준에서 영향을 미치는 것으로 나타났다. 소비자물가지수변화율은 전국주택매매가격 변화율에 대해 5%, 전국주택전세가격 변화율, 강남주택매매가격 변화율 및 강남주택전세가격 변화율에 대해서는 10% 통계적 유의수준에서 영향을 미쳤다. 전체적으로 이자율이 하락하는 기간에 이자율의 변화가 전체주택시장의 가격변화에 더 많은 영향을 미치는 결과를 보였다.
Abstract
The paper analyzes the information spillover effects between the change of interest rate and consumer price index and the change of house sale price and house rent price. 328 monthly data from March 1991 to July 2018 are used and VAR and VECM are employed for empirical tests. The total samples are divided to two sub-samples to improve the robustness. The data include The main findings are as follows; The changes of interest rates effect the change of the whole country house rent price and the change of the Kangnam area house rent price. The change of consumer price indexes granger cause the change of the whole country house sale price, the change of the whole country house rent price, the change of the Kangnam area house sale price and the change of the Kangnam area house rent price. The influence from the changes of the interest rates and the consumer price indexes to the changes of house sale prices and house rent prices in the decline period of the interest rates stronger than those of the incline period of the interest rates.
