수도권 부동산 경매시장의 매각특성에 관한 연구

2008년부터 2017년까지 수도권 부동산의 용도별로 경매되어진 비율과 용도별 경매부동산의 매각율과 매각가율 그리고 경매건수가 어떻게 변동하는가를 분석하였고, 매월 아파트경매의 특성을 알아보았다. 서울지역 경기도지역 인천지역으로 나누어 지역별 특성을 연구하였다. 연구방법으로 통계프로그램 SPSS 24와 법원경매정보자료, 학위논문, 학술지, 인터넷 자료를 이용하였다. 매각율과 매각가율 경매건수와는 서로 상관관계가 있는 것으로 나타났다. 경제성장율과 경매건수와는 일반적인 관계인 역(-)의 관계는 형성되지 않았고 이것은 정부의 부동산정책이 원인인 것 같다. 10년간 수도권 경매부동산을 5개 부동산 용도별로 나누었고, 그중에서 아파트가 경매건수로는 30%의 비율로 가장 많이 경매되었고, 매각율도 41.6%, 매각가율도 82.8%로 가장 높았다. 단독주택·다가구주택이 경매건수가 가장 적었다. 경매아파트의 매월의 특성을 보면 2월 3월 4월 봄철에 경매건수가 많았고 매각율과 매각가율도 낮게 나타났으며 , 반대로 8월 9월 10월 가을철애는 경매건수가 적고 경쟁률이 높아 매각율과 매각가율이 높게 나타났다.
Abstract
The purpose of the study is to analyze the characteristics of the real estate in the metropolitan area by analyzing the ratio of the use of real estate and the sale rate of the auction. This study was analyzed the correlation of the components through the SPSS 24 program, and was based on the aggregation method and the time series method of chart figure by collecting the date of court auction information in the metropolitan area. From 2008 to 2017, the auction of the real estate in the metropolitan area was divided into five types by purpose. Among them, the number of auctions was the highest in apartments, and the number of single and multi-family houses was the smallest. It was the apartment which had the highest sale rate and the highest sale price rate. The number of auctions, the sale price and the sale rate were correlated with each other. The economic growth rate and the number of auctions varied differently from the general relationship. The number of auctions, the sale rate and the sale price rate all appeared differently in Incheon area, Gyeonggi-do area and Seoul. In spring, the sale rate and the sale price rate of the apartment auctions were low, the number of auctions was high. However, in autumn, the opposite appeared.
