부동산 가격 요인과 가격상승률 요인 비교 연구: 서울시 재건축 아파트를 중심으로

본 연구의 목적은 서울시 재건축 완료 아파트의 가격과 가격 상승률에 영향을 미치는 주거특성 요인을 헤도닉 가격모형을 이용하여 비교 분석하는 것이다. 분석을 위한 시간적 범위는 2003년 6월부터 2018년 12월까지이며 87개 서울 재건축 완료 아파트 85m² 실거래가격을 이용하였다. 연구결과는 다음과 같다. 첫째, 아파트 가격 요인은 지하철역 개수ㆍ강남 4구 지역성ㆍ과거시세ㆍ시차이며 특히 강남 4구 지역성 변수와 지하철역 개수가 아파트 가격에 큰 영향을 준다. 둘째, 아파트 가격 상승률 요인은 과거시세ㆍ시차이다. 셋째, 아파트 가격 요인과 가격 상승률 요인 간의 차이점을 살펴보면, 강남 4구 지역성 변수와 지하철역 개수 는 아파트 가격에는 유의미한 영향을 미치지만 아파트 가격 상승률에는 영향을 미치지 않는다. 또한 과거시세와 시차는 아파트 가격은 상승시키지만 아파트 가격 상승률을 하락시킨다. 본 연구는 가격 상승률의 관점에서 서울지역 재건축완료 아파트 단지의 주거특성을 바라보고 향후 아파트 가격 상승률의 예측을 위한 기초자료로 활용하는 것에 연구의 의의가 있다.
Abstract
The purpose of this study is to compare and analyze the housing characteristics that affect the price and price rising rate of reconstructed apartments in Seoul using the hedonic price model. The actual transaction data of reconstructed apartments with a size of 100 square meters between June 2003 and December 2018 in Seoul was used. The results of this study are as follows. First, ‘numbers of subway stations’, ‘speculative zone’, ‘past apartment price’, and ‘time lag’ increase apartment sale price. Second, ‘past apartment price’, and ‘time lag’ positively affect price rising rate. Third, ‘speculative zone’ and ‘numbers of subway stations’ have a significant effect on the price while they do not affect the price rising rate. In addition, ‘past apartment price’ and ‘time lag’ increase the actual sale price, but decrease the price rising rate. The findings of study are meaningful in looking at the characteristics of residential apartments in the reconstructed apartment complexes in Seoul in terms of price rising rate. This study could provide a basic data for predicting apartment price rising rate of reconstructed apartments in the future.
