패널데이터 분석을 활용한 매수인의 특수권리가 매각가율에 미치는 영향

본 연구는 패널 데이터 분석을 활용해서 매수인이 인수하는 특수권리가 매각가율에 미치는 영향을 분석하고자 하는 것이 연구목적이다. 본 연구는 고정효과모형, 임의효과모형, POLS 모형의 패널 데이터 모형을 사용하여 실증분석을 수행하였다. 본 연구의 연구범위는 2011년 1월부터 2015년 12월까지 기간 동안 우리나라의 전 지역을 대상으로 하였다. 본 연구의 결과, 부동산 경매절차상 매수인의 특수권리가 매각가율에 유의한 정(+)의 영향을 미쳤다. POLS 모형을 분석한 결과, 법정지상권 매각가율, 선순위 임차권 매각가율, 선순위 가등기 매각가율, 선순위 가처분 매각가율이 전체 매각가율에 유의한 정(+)의 영향을 미친 반면에, 고정효과모형과 임의효과모형은 전체 매각가율에 유의한 영향을 미치지 않았다. 본 연구의 시사성을 보면, 부동산 경매절차상 매각가율에 미치는 요인을 분석하는 과정에서 특정지역과 용도에 한정하지 않고 특수권리의 유무로 추정하지 않았다는 것과, 부동산 경매절차상 민사집행법에서 발생할 수 있는 매수인의 특수권리로 인수되는 권리, 말소기준권리, 소멸되는 권리에 대해서 실증분석을 통해서 제시하였다는 점에서 의미 있는 연구이다.
Abstract
The purpose of this study examine the effect of special rights of real estate buyer on the price ratio of real estate auction process. This study used panel data model such as fixed effect model, randomized effect model, and POLS model to verify the research model. The temporal ranges are from January 2011 to December 2015, and the spatial ranges are metropolitan in Korea. The special rights of real estate buyer have a significantly positive effect on the real estate all auction price ratio. According to POLS model, legal supercies bid rate, priority tenants bid rate, provisional registration bid rate, and priority minary injuction bid rate have a significantly positive effect on the all auction price ratio, while fixed effect model and randomized effect model not have a significantly on the all auction price ratio. If the all auction price ratio is increasing, special rights of real estate buyer will increase, while the housing auction price ratio is decreasing, special rights of real estate buyer will decrease. Therefore an indicator of the special rights of real estate buyer can be applying by all auction price ratio. It was confirmed that the direction of the movement of the real estate auction price ratio and the special rights of real estate buyer.
