A Study on the Real Estate Market in Haeundae-gu, Busan

This study compared and analyzed the changes in factors affecting the prices of apartments traded in Haeundae-gu, Busan, by time, based on the fact that there was no study on the changes of factors affecting the housing market in Busan at a specific time. The spatial scope of the study is Haeundae-gu, Busan, with a time span ranging from 2010 to 2018. In order to analyze the changes in the impact factors of the housing market in Busan by time period, the analysis model was constructed into three models and the timing to look at Haeundae was classified into three points (between 2010 and 2012, 2013 and 2015), and between 2016 and 2018. After analyzing factors that affect the change rate of the sale price of Haeundae apartments from 2010 to 2012, three variables were analyzed: middle school street, high school street and residential area. Next, factors affecting the change rate of the sale price of Haeundae apartments from 2013 to 2015 were analyzed as factors affecting four variables: floor space rate, bus age, old age and sea view. Finally, factors affecting the price fluctuation rate of Haeundae apartments from 2016 to 2018 were found to be six variables: jeonse price fluctuation rate, volume ratio, high school distance, old age, sea view status and number of cultural facilities. Three different points of time 2010-2012, 2013-2015 and 2016-2018 classified by researchers were found to have different factors affecting the rate of increase in the sale price of apartment complexes in Haeundae. It was confirmed that the sea view, which is a characteristic of Haeundae, has an important effect on the rate of increase in apartment sales prices since 2013-2015, and although it was not shown from 2013-2015, education-related characteristics can again have a positive effect on the rate of increase in apartment sales prices.
