소송실태분석을 통한 부동산감정평가업자의 제도적 개선방안

The role of real estate in modern society is getting bigger and more important. Real estate activities are carried out through economic and legal activities such as sales, exchange, use, evaluation, and development, and the ultimate goal is to maximize value creation through real estate use. All these real estate activities require an appraisal that reaches the final judgment on the economic value of the target real estate and displays it as money. There has been an increase in the social damage caused by controversy over the appropriateness of real estate disclosure prices and the evaluation of insolvency. In particular, what is essential to be discussed is the expertise and professional ethics of appraisers. While the valuation appraisal work should be preceded by a high ethical awareness that is of great social and economic importance, various disputes of appraisal evaluation are actually continuing and requires professionalism and transparency neutrality. Nevertheless, in reality, lawsuits due to various appraisal disputes are occurring and cases are not decreasing. Therefore, this study analyzed the actual condition of the real estate appraisal and administrative sanctions given to the appraisers and drew up the improvement plan for the appraisal appraisers and prepared technical and ethical measures to reduce the lawsuits related to the appraisers
