The Real Estate Merchandising Method for Sustainable Management in Downtown Commercial District: Focused on Gyungridan-gil

Commercial districts are experiencing a rapid decline with the loss of diversity in the industry and the increase of rent. In order to prevent such a market failure, this study proposed the real estate merchandising method. Social survey method was used. Gyeongridan-gil was selected, which is suffering from a rapid decline. The analysis results are as follows. First, the form of ownership, leasing and management of the commercial district was affecting commercial area management. Gyeongridan-gil is consists of individual private lands and has a lease contract between the owner and the tenant. Tenants are not restricted in their business type and items. However, the rapid increase in rent has resulted in the uniformity of certain industries such as coffee shops and food and beverage stores. Rational choices by market participants are causing market failures. However, in Namdaemun Market, small business owners were entrusting asset management to Namdaemun Market Co. and managing tenants, industries and rents by the management committee. So, sustainable commercial district management was being carried out efficiently with professional town management organization.
