본 연구는 지방의 관점으로 부동산정책을 접근하여 특정지역의 부동산정책에 대한 의식을 10년 단위로 조사한 결과를 비교·분석하여 지방 부동산정책에 대한 시사점을 도출하였다. 구체적으로 본 연구의 목적은 목포권 주민들의 부동산정책에 대한 의식에 대해 2010년과 2020년의 조사 결과를 비교 분석하여 지역 부동산정책의 기초자료를 제시하고자 한다. 시간적 범위는 제1차 조사를 했던 2010년부터 제2차 조사를 추진한 2020년 1월까지로 설정하였고, 공간적 범위는 제1차 조사와 동일하게 목포시, 무안군, 영암군, 해남군, 신안군으로 한정하였다. 본 연구와 같이 특정지역을 대상으로 부동산정책이 미치는 영향을 직접적으로 검토한 연구는 많지 않다. 특히 최근 부동산시장이 각 지역별로 세분화됨에 따라 본 연구와 같이 특정지역을 대상으로 한 연구의 필요성 및 유용성이 높다고 할 수 있다. 따라서 본 연구는 기존 부동산정책 관련 연구와 비교하여 시의적절하고 차별성 있는 유용한 연구로 기대된다. 특히 본 연구결과는 부동산정책의 효과성과 함께 향후 부동산정책의 입안과정에서도 유용한 정보가 될 수 있을 것으로 기대된다.
Abstract
This study approaches the real estate policy from a local perspective and compared and analyzed the results of a 10-year survey on the policy consciousness towards real estate in the specific region to derive implications for local real estate policy. Specifically, the study aims to present basic data of local real estate policy by comparing and analyzing the survey results of 2010 and 2020 on the awareness of real estate policy of Mokpo area residents. The time period was set from 2010 when the first survey was conducted to January 2020 when the second survey was conducted, and the research area was limited to Mokpo-si, Muan-gun, Yeongam-gun, Haenam-gun, and Sinan-gun, covering the same region as the first survey. This study is one of few studies that have directly reviewed the effect of real estate policy for a specific area. Specifically, as the real estate market has been divided and specialized into each region. In recent years, the necessity and meaning of a study targeting a specific region such as this study is significant. Therefore, this study is expected to prompt a useful research that is timely and differentiated when compared to existing real estate policy related studies. The results of this study are expected to provide useful information in the future real estate policy making process along with the aiming the effectiveness of real estate policy.
