토픽 모형을 이용한 코로나-19 이후 부동산시장 동향

본 연구는 코로나-19 이후 부동산시장의 동향을 뉴스 빅데이터 자료를 수집해 토픽 모형의 LDA알고리즘을 이용해 분석하였다. 본 연구의 자료는 2020년 1월 20일부터 2021년 4월 6일까지이며 131,384건의 기사를 분석에 사용하였다. Log-Likelihood 값이 고려하여 LDA알고리즘의 최종 토픽수를 10개로 설정하였고 주요 키워드를 살펴보면 코로나, 온라인, 시스템, 스마트, 플랫폼 등이 부동산 관련 기사 내용에서 자주 등장하는 것으로 나타났다. 또한, 최근의 주택시장의 규제를 피해 새로운 투자처로 부각된 오피스텔과 임대차법과 관련된 키워드가 나타나는 것을 알 수가 있었다. 토픽 모형 분석결과, 10개 토픽 명칭을 부동산 사업추진, 청약정보, 포스트 코로나, 건설사 전략, 수도권 공급대책, 부동산 시장분석, 건물 입지정보, 정부정책, 전･월세 동향, 경기도 부동산으로 정하였다. 본 연구결과에 따르는 시사점은 정부는 토픽 모형과 같은 빅데이터 분석방법론을 이용해 부동산시장을 지속적으로 모니터링하여 부동산 시장의 움직임을 정확하게 파악해야 한다는 것이다.
Abstract
This study analyzed the trend of real estate market after COVID-19 using the LDA algorithm of topic model. The data is from Jan. 20, 2020 to Apr. 6, 2021, and 131,384 articles were used for the analysis. In consideration of the log-likelihood value, the final number of topics in the LDA algorithm was set to 10. When looking at the main keywords, corona, online, system, smart, platform, etc., appeared frequently in real estate-related articles. In addition, it was found that keywords related to officetel appeared to avoid the recent housing market regulation. As a result of the LDA analysis, 10 topics were named real estate business promotion, subscription information, post-Corona, construction company strategy, metropolitan area supply measures, real estate market analysis, building location information, government policy, rent trend, and Gyeonggi real estate. Based on the results of this study, the government needs to continuously monitor the real estate market using big data analysis methodologies such as topic modeling to accurately understand market movements.
