This study analyzed the differences in mediation with the existing Seoul Metropolitan Government and the Seoul Central Branch of the Korea Legal Aid Corporation in order to improve the mediation of four institutions. On the premise that there are differences in mediation by institution in resolving disputes arising from commercial leases, this study conducted a step-by-step analysis, such as differences in mediation application and outcome, differences in dispute settlement, and differences in mediation establishment. First, in the case of the Seoul Metropolitan Government, cases that require consultation and agreement between the two parties were concentrated, while the Korea Legal Aid Corporation focused on collecting bonds. The results of the mediation were mainly established in the case of Seoul City, and the Korea Legal Aid Corporation was mainly composed of Your Excellency. Second, the dispute settlement difference revealed that the Seoul Metropolitan Government settled the disagreement twice as often as the Korea Legal Aid Corporation, and the specific difference in the case name was comparable to the weight of the mediation applications for mediation. Third, the Seoul Metropolitan Government set a shorter implementation period and a higher number of adjustments, while the Korea Legal Aid Corporation showed a longer implementation period and a lower number of adjustments, which could be due to a lack of policy and budget support. Based on the results of the analysis, the implications for improving the performance of the mediation committee were to examine various policy implementations and mediation methods of dispute settlement, as well as to revise and establish new regulations.
