젠더와 부동산중개성과 - 제주도 주택 중개시장에서 여성과 남성의 중개능력은 동등한가?

This study analyzes how gender affects real estate brokerage performance-using data from 271 housing property sales made in Jeju city in 2014. Ordinary least squares and quantile regression models are employed and control variables such as the physical characteristics of houses, shapes of attached land of houses, and the width of attached roads to the land are considered. In addition to the gender of real estate agents, age, working experience as well as whether they are affiliated to corporations are also examined. The results show female real estate agents sell more expensive properties, indicating their performance is higher than that of their male counterparts. However, the result of the quantile regression analysis shows that while female realtors make transactions for more expensive properties, this tendency weakens as the housing price becomes more expensive. It is assumed to be similar to a ‘glass ceiling’, where females are promoted to a middle manager position to a similar extent as their male counterparts but have limited opportunities to be promoted to higher executive positions compared to males. In other words, concerning the transactions for expensive housing properties, buyers and sellers may prefer dealing with male realtors or female real estate agents might have difficulties getting information about more expensive housing property sales compared to their male counterparts. This may indicate an existence of a glass ceiling and impact the real estate brokerage market.
