미국의 부동산 중개업의 변화: 온라인 부동산 정보 플랫폼을 중심으로

본 논문은 미국에서 주거용 부동산 중개의 문제점을 분석하고, 어떻게 정보통신 기술을 이용한 새로운 사업 모델이 발전했으며, 이것이 기존의 중개 관행에 어떠한 영향을 미쳤는지 검토한다. 근래에 인터넷 플랫폼과 인공지능 분석기술이 결합하여 새로운 서비스를 제공하는 부동산 중개 사업모델의 출현에 초점을 맞춘다. 미국에서는 매도자가 매입자 중개인의 수수료를 함께 부담하는 관행에, 부동산 정보 플랫폼의 차별적 정보 접근 관행이 결합하면서, 주택 매입자와 그의 대리인 사이에 이익이 어긋나는 현상이 발생하였고, 그 결과 중개 수수료가 예외적으로 높은 수준에서 유지되었다. 그러나 2000년대 초반 온라인 부동산 정보 플랫폼의 출현은 부동산 중개업에 큰 변화를 가져왔다. 온라인 부동산 정보 플랫폼을 주축으로 하는 업체가 주거용 부동산 중개업의 새로운 강자로 부상했으며, 온라인 플랫폼과 전통적 부동산 중개인 간의 경쟁이 치열해지면서 수수료가 하락하고 있다. 근래에 온라인 부동산 정보 플랫폼과 AI 기술이 결합하여 부동산 거래의 편의성을 크게높인 새로운 부동산 중개 사업 모델이 출현하였다. “ibuying”과 “power buying” 사업이 그것이다. 전자는 일반인이 자신의 주택을 매각하려 할 때, 온라인 부동산 플랫폼이 자신의 위험으로 이를 매입하여 시장에 되파는 사업이다. 후자는 주택을 매각하고자 하는 사람이, 자신이 이사 가고자 하는 집을 먼저 사들인 다음에 자신이 살던 집을 매각할 수 있도록 도와주는 사업이다. 이 두 사업 모두 온라인 플랫폼을 통해 고객과 소통하며, AI 기술을 적용해 매우 많은 양의 기존의 부동산 거래 정보를 학습시켜 개발한 알고리즘을 이용해 부동산의 가격과 매도 가능성을 정확히 예측하는 것이 핵심이다. 부동산 거래가 점차 플랫폼과 AI 기술이 중심이 되고 사람은 보조적 역할을 하는 쪽으로 변화할 것이다. 앞으로 가격의 주관성이 낮은 주택과 지역에서부터 부동산 중개에 사람이 개입하는 정도가 점차 줄어들 것이다.
Abstract
This paper analyzes the problems of residential real estate brokerage in the United States, and examines the development of new business models using information and communication technology and their impacts on the existing brokerage practice. The combination of the practice of a seller bearing buyer's broker's commission with the discriminatory information access to real estate information platform has created a conflict of interest between home buyers and their real estate agents. Such distorted practices resulted in the exceptionally high brokerage commissions compared to other countries. However, the advent of online real estate platforms in the early 2000s brought about great changes in the real estate brokerage business. Online real estate platforms have emerged as a new powerhouse in the residential real estate brokerage business. Brokerage commissions are falling as competition between online platforms and traditional real estate brokers intensifies. (...) In the future, real estate transactions will gradually shift toward platforms and AI technology, with people playing a secondary role. The extent of human intervention in real estate brokerage will gradually decrease, starting from houses and regions where price subjectivity is relatively low.
