공간정보 기반 시간·공간 특성을 고려한 상업용 부동산의 경제적 가치 실증분석

본 연구는 세종특별자치시에 위치한 상업용 부동산의 경제적 가치를 연구하기 위하여 실거래 가격 데이터를 활용하여실증분석을 실시하였다. 실증분석을 위해 사용한 변수는 물리적 특성, 부동산의 이용·용도 특성, 도로접면, 용도지역, 공간정보이며, 분석결과 상업용 부동산 가격에 미치는 영향은 변수별로 다양하게 나타났다. 상업용 부동산의 가격에중요한 영향을 미치는 요인은 개별 부동산 이용자들의 접근성과 밀접한 관계가 있는 변수들이었으며, 공간적, 위치적으로는 지역의 특성에 따른 상권 밀집지역과 이를 중심으로 근접한 위치적 요인이 가격에 긍정적인 영향을 미치는 것으로 분석되었다. 개별 토지가격에 중요한 영향을 미치는 용도지역 규제는 토지를 기반으로 개발이 완료된 건축물 형태로 존재하는 상업용 부동산에 중요한 영향을 미치지 못하였으나, 개별 부동산의 이용·용도와 관계된 시설군, 용도군과 관계된 이용·용도 특성 변수는 중요한 영향을 미치는 것으로 나타났으며, 집합건물에 위치한 상가 변수는 단독 건물로 존재하는 상가변수보다 가격에 부정적인 영향을 미치는 것으로 분석되었다. 향후 상업용 부동산의 담보가치 평가와 과세에 있어 본연구에서 도출된 내재가치를 충분히 고려할 수 있을 것이며, 권리금의 적정성 평가에도 도움이 될 것이라 사료된다.
Abstract
In this study, to find out the economic value of commercial real estate located in Sejong City, an empirical analysis was performed using actual transaction price data of commercial real estate. The variables used in the empirical analysis are physical characteristics, use/use characteristics of real estate, road interface, use area, spatial characteristics, and time-fixed effect variables. and As a result of the analysis, the impact on commercial real estate prices varied by variable. The factor that had the greatest impact on commercial real estate prices was the variable closely related to the accessibility of individual real estate users. In addition, commercial real estate in areas close to commercial districts showed preference. The land use regulation did not have a significant effect on the commercial real estate price, and the building use regulation was analyzed as an important influencing factor. Commercial real estate located in communal buildings showed lower prices than those located in single-family buildings. This study will be an important reference for the evaluation and taxation of collateral for commercial real estate.
