내생변수를 활용한 부동산 PF 참여자의 의사결정 요인 분석: 책임준공확약형 토지신탁을 중심으로

부동산 PF 대출 실행을 위해 시행사, 신탁사, 금융기관, 건설사 등은 중요한 참여자로 각자의 책임과 의무를 이행한다. 참여자들은 각자 위험을 인식하고 위험을 관리하고자 노력하며, 회피하지 못한 위험은 그 대가로 수익을 추구한다. 그 과정에서 참여자들은 합리적 의사결정을 한다. 기존 국내 부동산 PF에서는 건설사의 역할이 절대적이므로 참여가 가능한 건설사는 제한적이었다. 그러나 최근 PF 시장의 영역 확대에 따라 신탁사 책임준공확약형 토지신탁이 확장되면서 신용등급이 우수하지 못한 건설사도 부동산 PF에 참여할 수 있게 되었다. 그리고 참여자들은 건설사 의존도를 낮춘 대신 각자의 시각에서 위험을 인식하고 의사를 결정해야 한다. 본 연구는 중소형 개발사업에 활용되고 있는 신탁사 책임준공확약형 토지신탁을 대상으로 PF 대출 참여자들의 의사결정 요인을 분석한다. 의사결정 과정에서 참여자 별 영향을 미치는 변수를 확인하고, 변수 간 내생성(endogeneity)을 검증한 후 그 결과에 따라 도구변수를 활용하여 참여자들의 의사결정 차별성을 확인하고자 한다. 본 연구의 목적은 신탁사 책임준공확약형 부동산 PF 시장 참여자의 의사결정 요인을 분석하고 그 차별성을 확인함으로써 국내 부동산 PF 시장의 특성과 세분화를 확인함에 있다.
Abstract
Implementing real estate PF loans requires developers, trust companies, loan institutions, and construction companies to fulfill their responsibilities and obligations. Each participant in the process recognizes the risk and tries to manage it. Risk that is not avoided pursues revenue in return. In the process, participants make reasonable decisions. In the existing real estate PF, there was a limit to construction companies that could participate because the role of construction companies was finite, but as the PF market recently expanded, trust companies' responsible land trusts expanded, construction companies with poor credit ratings could also participate in real estate PF. In addition, it is necessary to recognize risks and make decisions from each perspective, not to reduce dependence on construction companies. In this paper, the decision making factors of PF loan participants for trust companies responsible for land trusts used for small and medium-sized development projects are analyzed, variables that affect each participant are identified, and the results are used to confirm the decision making differentiation. The purpose of this study is to confirm the characteristics and segmentation of the existing real estate PF market by analyzing the decision making factors of the trust company’s responsible real estate PF market participants and confirming their differentiation.
