Since real estate can affect not only economic aspects but also social aspects, the government's active intervention is required. Although successive governments have announced various real estate policies for the purpose of stabilizing or revitalizing the real estate market, there are differences of opinion about their effectiveness, and there is a perception that stability and reliability are insufficient. While sufficient discussion and research are needed for the establishment and implementation of appropriate real estate policies, it was determined that research on perceptions of real estate policies should be conducted in advance to improve the effectiveness of policies. This study compares the perceptions of the real estate policies of the two governments, which have opposite characteristics, using big data. We wanted to see what was there. According to the research results, perceptions of 'regulation', 'policy means', 'investment/speculation', and 'failure' were different, but perceptions of tax policy, financial policy, and supply policy were commonly recognized as important. appear. In this respect, it is not a matter of the policy or the means itself, but rather a short-sighted and out-of-context policy implementation. Therefore, long-term policy implementation is required in consideration of market conditions, social contexts, and policy lags. This study is a preliminary study for the establishment and implementation of effective real estate policies, and it is expected that more specific policy studies will be conducted using the research results.
